The building has been designed to take advantage of significant river & City views, and is orientated to north, with a large (16m2 and 20m2 minimum) and deep (3.6m-4.2m) north-facing primary balcony to each apartment, which provide significant outdoor living areas with good shading during the warmer months and excellent solar access during winter.
The bedroom balconies have full-height sliding doors with good shading & weather protection. Cross ventilation has been provided to all units: The two central units have hold-open front doors (EMHOD fire-alarm activation) with screens for privacy, providing ventilation through the lobby via openable glass doors to common ventilation balconies. The side units have natural air flow from the north-facing balconies through the bedrooms on the south.
The on-floor lobbies feature core-activation (off-form concrete walls and ceilings exposed within the space) that acts as a heat-sink, modulating the temperature of the lobbies. Along with the variable natural ventilation to the south and complete protection from solar gain, the lobbies do not require air-conditioning, and will provide temperature modulation for the apartments through the hold-open doors. The natural light into each lobby will contribute to health and reduce energy consumption.
The development provides over 60% of the street-level site area in recreation and landscape areas. These ground level recreation areas include two tennis courts (one covered), each of which provides over 450m2 of multi-use flexible event space for residents and for occasional, non-commercial neighborhood events. There is a lap pool and shady recreation lawns; substantial, well located deep planting near the corners and middle of each frontage; a deep containerised planting area mid-site; and retention of the old and well-established hedges on the eastern and southern frontages, adjacent to and outside of the site.
